Accounting software for construction & contractors in Malaysia
Construction money is lumpy: you bill in stages, pay subcontractors and suppliers before the client pays you, and live or die by per-project cash flow. AccountMi keeps the claims, the bills and the bank in order so you always know where each job stands.
What makes contractor books hard
- Income comes in stage payments / progress claims, not one clean invoice.
- Subcontractor and material bills land before the client settles — cash flow is tight.
- Retention sums are held back until completion.
- You need to know whether each project is actually making money.
- Since July 2025, construction services are within SST scope.
How AccountMi helps
- Bill by stage, chase less. Raise progress-claim invoices and watch overdue amounts surface themselves.
- Capture every cost. Record subcontractor and material bills as they come, and reconcile payments against the bank.
- See the job’s numbers. Keep projects separate and read income against cost through your reports.
- Stay SST-ready. An MFRS-aligned, SST-ready chart of accounts — useful now that construction is in scope. Read the SST guide.
Frequently asked questions
- Can I invoice by stage / progress claim?
- Yes. Raise an invoice for each progress claim or stage as the job advances, and track which claims have been paid and which are overdue — so cash coming in is never a guess.
- How do I track money per project?
- Record each project’s progress invoices and its subcontractor and material bills, and read the result through your reports. AccountMi is general-ledger accounting rather than a dedicated CIDB job-costing suite, but it gives you a clear income-versus-cost picture per job when you keep projects separate.
- Is construction subject to SST now?
- Yes — construction services were brought into the service-tax net from 1 July 2025, with a higher registration threshold (around RM1.5 million). See our SST guide for the detail, and keep SST-ready books so registration is painless if you cross it.
- Can I run more than one company or JV?
- Yes. Multi-entity lets you keep several companies or joint ventures separate under one login, each with its own accounts, reports and permissions.
